Gate A fence is required to completely surround the pool to protect children and pets from the neighborhood, and others, from accidentally getting into the pool during and after construction, as well as other reasons. At least one of the fence walk gates has to open away from the pool side of the pool area. The gate has to be able to close with self-closing hinges and then latch with a self-latching gate latch. Under each gate, concrete, pavers, rock, something that keeps the grass and other plants from growing high, needs to be installed so grass or other plants do not inhibit the gate from closing. This area under the gate includes a 90-degree angle from the hinge post all the way to where the gate latches that would prevent the gate from automatically closing. Pool Alarms A pool alarm must be installed on every door and window that opens to the fence enclosed pool area. The alarms emit a loud noise alerting the people at the home that someone, maybe a child, has gone into the pool area from the house. This is just another way to help provide safety for the pool. Solar Blanket A solar blanket is required for every pool, with a few exceptions. Whenever a pool is installed with an automatic cover that can be electrically opened or closed, a solar blanket is not required. Sometimes, pools with a heater will not require a solar blanket. Both of these and other exceptions will be based on what the inspector for the City of Brentwood requires. As-Built Drawings The City of Brentwood requires an as-built drawing by a licensed surveyor after the pool is installed for projects where the additions of the pool, pool patio and any other constructed item, not including landscaping, are closer than 3’ to the M.B.S.L. (Minimum Building Setback Line… See other Blog post, Planning to Build a Pool in Brentwood, Tennessee... The MBSL and Where You Can Install Your Pool... This drawing shows were all the pool and other construction items were built assuring the City of Brentwood that nothing constructed went beyond M.B.S.L. as the proposed drawing submitted to the City shows. Whenever the new construction of the pool and other items are built more than 3’ away from the MBSL, the City of Brentwood doesn’t usually require an as-built drawing. Certificate of Completion Once all requirements of the final Pool Inspection are completed, inspected, and passed, a Certificate of Completion will be issued by the City of Brentwood. The M.B.S.L. is an abbreviation for the Minimum Building Setback Line of every home in Brentwood, as well as Nashville and Franklin, and other cities throughout Tennessee. The MBSL is the limit on a property that Brentwood and cities or counties will allow building. What each municipality, city, or county, allows is different… Here, we will concentrate on the City of Brentwood…. A swimming pool and or a spa, and the connecting patio, cannot go past the MBSL in the City of Brentwood. What that means is, if the MBSL on the rear of your property is 20’ from your back property line, like the drawing shows, the pool, spa and connecting patio cannot go past that line. That also applies to side setbacks or MBSL’s.
